Work performed: Comprehensive structural and surface restoration of century-old solid pitch pine floors in the Bermejillo Palace, official headquarters of the Spanish Ombudsman in Madrid.
Prior condition: Severe traffic wear in corridors, oxidized resin, loose planks over joists, and surface hollows from 100+ years of institutional use.
Technical intervention & finish: Individual joist re-anchoring with concealed structural fasteners, stabilization of resinous pitch pine heartwood, dustless sanding with diamond abrasives, barrier primer to block amber resin bleed, and three coats of high-traffic 2K waterborne polyurethane in natural ultramatt finish.
