Century-Old Pitch Pine Floor Restoration – Monte Esquinza
Period home on Calle Monte Esquinza (Almagro, Chamberí) · Century-old pitch pine plank floor

Work performed
Restoration of the original century-old solid pitch pine (pino melis viejo) plank floor, nailed over battens, on Calle Monte Esquinza (Almagro, Chamberí).
Initial condition
The home had been used as a dental clinic. The floor had holes from clinic-equipment anchors and pipe penetrations, play and squeaks at the battens, and varnish darkened by oxidation.
Technical intervention
We closed the holes with patch-in pieces of reclaimed pitch pine of the same period and with similar grain. We reinforced the concealed fastening of the boards to the battens to reduce the noise underfoot. Fine sanding with a multi-disc rotary sander, a resin-blocking primer and three coats of 2K ultra-matte waterborne polyurethane.
